I am the current tenant (not the landlord) looking for someone to take over the tenancy agreement.

Lovely house in great location - 7 minute walk to Balham train station. Clapham Common and Wandsworth Common are within a 10 minute walk. Less than 10 minute walk to Balham High Street. Property would be great for a couple, two professionals or a small family.

Looking to move (and change tenancy over) due to change in personal circumstances and needing to move outside of London. Lease is to August 2021 with a break in April 2020. Contract with landlord is as an unfurnished property but would be willing to leave some of the furniture if desired.

Two double bedrooms. Each room is £1,072.50 per month or £2,145 for the house. We are trying to rent as a house as both moving out.

Kitchen (including all white goods - fridge/freezer, washing machine, tumble dryer, dishwasher).

Large living area with double doors out to patio area. Currently using Virgin Media which is set up.

Bathroom with shower over bath.

Large loft space for storage, as well as under the stairs cupboard.

On street parking available with permit (£161 per annum if applied for online). Restrictions are for 1 hour in the morning Monday to Friday.
