It's lovely and homely and comes fully furnished flat perfectly located just 4 mins walk from Borough underground and 6 mins walk from London Bridge station. It's the room with the white bed/furniture in the pictures.

The room has come available as one of the tenants has sadly lost UK employment due to the pandemic and returned overseas without the ability to now return. The flat would be shared with a remaining professional (tech)l male, 30 years old from Glasgow. I can vouch for him being a great guy and easy going to live with.

The Flat

The flat is spacious and nicely finished and furnished as it was previously my home rather than always a rental property. It is bright and sunny located on the top (3rd floor) and has its own decked balcony off the lounge.

The lounge and kitchen come fully furnished and include all crockery and cookware, oak coffee tables, tv stand, sofa and dining table, and chairs.

The available bedroom and living space come fully furnished - bedroom is 12 ft by 10 ft with a double bed, and the lounge is 14ft by 11ft.

There is ample storage (incl. large coat cupboard) in the hallway and the flat benefits from having both a washing machine and a tumble dryer, as well as separate WC and bathroom. The combi boiler was new in March 2020 and the new red retro fridge/freezer new just this month.

The flat has solid walls so no overhearing your mate in the other room, and also, uniquely shares no adjoining walls with other flats, meaning loads of windows and natural light. It also has a private south facing non-overlooked decked balcony complete with coffee table and chairs for those warmer evenings.

There is a bathroom and a separate WC room that would be shared between the two flat occupants.

It is prob worth mentioning that it is an ex-local authority flat (albeit a very small block containing only 10 flats) so the internal communal stairways are very basic and concrete-y. Over half the block tenants are private homeowners including all those occupying the same floor. It is also very secure on the 3rd floor and benefits from a video door entry system. There is no lift so those with mobility problems would not find this flat suitable.

As well as being fabulously located for transport links, it is also situated perfectly between the lively Borough High St (a short stroll from borough market) and Bermondsey St, with their excellent selection of trendy bars and restaurants; and it's only a matter of minutes to go for a walk along the river.

Off-street car parking is available (£10 per 3 months) - there is not a specifically allocated space but I've never had a problem parking there. The flat is just inside the congestion zone but as a resident, you can obtain a discount.

The flat is immediately available with a few days notice (for administrative matters) following an initial telephone/video chats and/or virtual show around.

Costs

Total rent for the property is £1,670 per month divided as £835 per person/room and you would be joining an existing tenancy agreement expiring in October 2020 (thereafter it will remain available to rent under a new rental agreement and there is no anticipation of a rent rise). Please note bills are excluded. EPC rating E.

There is connectivity already available for Virgin Fibre Optic Broadband, Sky TV or landline. Council tax band B which is currently £1,078.61 pa.

This flat tends to rent very quickly so early application is recommended. Preference will be given and to tenants who can commence the tenancy from or very near to 3 May 2020.
