The room available (room 4 - please see floorplan) is for a student joining the current tenancy with a friendly group of 5 third year girls, in a 6 bedroom house.

Please note this property is let on a joint contract and the landlord is approved by both Brighton and Sussex uni.

This well maintained property is in good decorative order throughout and is a private rental with caring landlords and a responsive property manager.

Town centre is 20 minutes away by foot with good access to 24hr bus/cycle routes to universities.
Within easy reach of cafes and shops including: Aldi, Sainsbury's, B&Q, Costa Coffee.

The room available is on the first floor and has a double bed with storage underneath, a tall drawer unit, corner desk, plenty of shelves and sole use of the wardrobe just outside of the bedroom. Please note the video tour was made just before a new double bed was installed and the room upgraded but is shown in the photographs.

The lounge is bright and spacious and has 2 sofas, dining table with chairs, storage unit and coffee table.
Bright functional kitchen with dishwasher, 2 large fridge freezers, ceramic hob, built in oven, microwave and ample storage.

Large bathroom with cupboards containing washing machine and tumble drier.

At the front of the house a sturdy bike rack provides parking for 4 bicycles. Recycling and Refuse bins are also located at front of house. On street parking for vehicles is restricted 10am-11am and 5pm-6pm.

The contract is for 12 months and the landlord is a member of the National Landlords Association.

An inventory is carried out by an independent company at check in and check out.

All tenants require a UK guarantor* who is free of CCJs and is able to meet the criteria of a “full profile” check by the independent credit reference company “FLS”

*A guarantor is required to demonstrate that they are in a financial position to pay the individual tenant's rent in addition to their own financial commitments should the tenant default.

If you do not have a UK guarantor 6 months rental in advance is required payable one month before start of contract ie 25/07/22 with second 6 months payment due 25/01/23.

A holding fee of £115 is required to secure the property whilst the necessary checks are carried out.
If the application is successful the holding fee will be deducted from the first months rent and is not an additional cost.

However should the application not proceed the holding fee is non refundable.

The security deposit is £575 per person and is payable with the first month's rental of £385 (£500 - £115) .

Individual payments are accepted for the first month, after which tenants select a housemate to transfer their share of the rent to, they in turn send the rent as one payment to us.

Bills are not included, tenants often use Huddle or Glide to put all the bills into one easy payment. The current housemates use Huddle so they can easily add you to the bill contract.


A few rules:

No Pets of any kind.
No smoking is an absolute and smokers must go outside.
No candles or burners for safety reasons and prevention of damage to decor.
Single occupancy for each room.
Maximum 6 tenants.

The property should be kept in a clean condition and to support you there is a regular cleaner for the communal zones.

The rental cannot be paid individually if paying monthly so must be collected by the lead tenant and paid in one payment.

The house is not let to individuals but to a group of students on one tenancy agreement.

Calendar month means 12 payments per year.
Confusion can be caused by working out weekly rents on the basis of 4 weeks equals a month which of course would only total 48 weeks instead of 52.

So a calendar months rent x 12 and then divided by 52 will give the weekly total rent. Divided by 6 gives the weekly rent per person.
