We are on the hunt for a couple or single professional to take over our tenancy in our wonderful 1 bed flat in Shepherds Bush. We absolutely love this place but due to now having a a baby on the way we're in need of a bigger space, saying that however this has been perfect for the two of us!

Some key things about the place:

Location:
The location is absolutely PERFECT for so many things. If you commute into central (or basically anywhere in London) you have the Central Line under 5 min walk away, Shepherds Bush Overground also under 5 mins and Shepherd's Bush Market under 10 min walks away - and also tonnes of regular buses. On top of the great travel you've got Westfield shopping centre, W12 shopping centre with a cinema, Lidl, Savers, Nike, Argos and Poundland - all within a 5 min walk. There's also a Sainsbury's, Superdrug, Costa and Greggs among others on the highstreet. Aside from the great shopping, you also have loads of restaurants - again, all within a 5/10 min walk - including Chinese, thai, Pizza Express, Italian and all of the wonderful restaurants in and around Westfield Shopping Centre. There's Shepherds Bush green with a little park and buses that get you up to Hyde Park and Kensington Gardens in a matter of minutes. All this being so close to the house you'd think it would be loud but it's the complete opposite, Tadmor Street is buried in a little residential area amongst all of this so off the main roads, you can barely hear a thing!

The Flat:
The flat is furnished and comes with a sofa, big TV, dinning table and chairs, bed, built in wardrobes and a chest of draws. There's a fridge freezer in the kitchen but no other appliances/utensils/kitchen ware. It's quite a big flat so plenty of space to move furniture, add character and really make it your own!

Garden:
One of the best things about the flat is the fabulous garden, completely private to you only. We had a BBQ out there every day in the summer, it's quiet and very green, great for having friends and family over. The landlords love their plants, which makes it the perfect sanctuary for a morning coffee and relax when the suns out. It also has a huge 300 year old tree growing at the very back which is just beautiful - check the pictures! There is some garden furniture though it is a little old so we bought our own and stored the landlords in the shed at the back.

Costs:
The monthly rent is due on the 5th of every month and costs £1,539.98 and the deposit is £1,776.90 which will be paid to us directly, as our original deposit is held in a scheme which will be returned to you if you lived out the remainder of the tenancy (you'd receive a certificate and all the right information to confirm this). If you wanted to leave the tenancy earlier (as we are) then you just need to find a replacement, easy peasy. The deposit and 1st month rent will need to be paid upfront before moving in.
Bills come to anywhere around £100-120 monthly and there's a smart meter to track gas and electric usage. There's also a Sky TV dish installed so easy to have installed should you wish.

Moving in:
We're looking for someone to move in on or before 5th Feb 2020, however we can be flexible with the date should you wish to move in earlier. The rent for Jan would have of course been paid but we could work out the daily costs to be paid to us should you wish to move in during January. We're moving in with family and are able to move out anytime after 10th January, so do let us know and we can work it out! References will also need to be provided which will be processed by our agent - their admin fees will be paid for by us.

With Christmas ect we're keen to get the ball rolling on viewings so please get in touch asap and we'll do our best to respond asap. It's definitely worth a view! There's literally nothing negative to say about this place and we wish we didn't have to leave!
